I give Avalon 5 stars! I lived there for two and a half wonderful years. The staff was outstanding. They were always super responsive, flexible, and positive. No drama! During my stay, they improved the amenities: upgraded the water quality and added digital door and gate locks. Amazon boxes allow secure package pickup. The area is super walkable, low-crime, and surrounded by great restaurants, a local bookstore, 3 cafes, a bakery, and two vineyard storefronts. Whole Foods is a 10 minute walk away. Even at night strolling around feels safe. The location is well positioned next to downtown San Jose and freeways. A truly fantastic place to call home!

I had a great experience living at this community. The place was always clean, safe, and well maintained. Jessica and Daniel were incredibly kind and helpful. Their professionalism and warmth made all the difference. The maintenance team, led by Sergio, was also amazing. They were always kind, attentive, and incredibly hard-working. If you're looking for a place that feels like home and is managed by people who truly care, I definitely recommend this community.

The garden is nice, but the floors inside the buildings, between apartments and between buildings are filthy and never cleaned. The stairs leading down to the garages and the garage floors too are never cleaned. There is so much dirt that has built up in all the hallway floors, stairways, and garage area. This is the first Avalon I have experienced this in - where these areas are never cleaned. The service team is excellent and always willing to help and very good. The management wants to do as little as possible and is not helpful.

Recently toured the Avalon property off the Alameda. The property is nestled in a charming neighborhood not far from central downtown fitting our criteria. First appearance, the property looked well kept. There was a notable shortage of staff present. However, we made contact with Coleena H. who was balancing multiple task while maintaining a pleasant positive demeanor. That’s a quality I personally greatly appreciate in people. As a client and perspective renter with the seeing how non-stop request were incoming, it was so Intriguing seeing Coleena H. holding it down. huge kudos to her!! DO NOT RENT HERE I would give ZERO stars if I could! I am so angry about my experience here. Save yourself the trouble and read this before you sign anything. 1. The place is dirty and there is NO pest control. On the day I moved in, there was a dead spider on my bathroom floor. In my first 3 days, I killed 5 spiders and flying bugs inside my own apartment. The walls in my walk-in closet were full of spider webs. The laundry room was full of spider webs too. I had webs land on my face many times while I was cleaning. This is gross. 2. The hallways and stairs are disgusting. All the hallways, the stairs, and the steps going down to the garage are absolutely disgusting. Every single day when I walked up from the first floor, it smelled bad and there were flying bugs everywhere. I felt bugs hit my face on my way home. There was a spider web right above my front door that no one ever cleaned. One night I opened my door and a spider almost fell into my mouth. I'm not joking. 3. The washing machine was broken and they never fixed it. From day one, black stuff came out of the washer every time I ran it. I put in a maintenance request and waited 3 days for someone to come. The guy "fixed" it in 5 minutes and left. I ran another load — same black stuff. I cleaned the washer with Affresh more than 10 times myself and it still didn't help. I did this whole thing 3 times: report it → wait days → guy says it's fixed → still broken. They never actually fixed it. 4. The leasing office lied to me. I asked to end my lease early because I was still in my first 30 days. They told me I had to give 30-day notice and pay through the end of April. But then they listed my apartment on their website as available starting in mid April — so they were trying to collect rent from me AND a new tenant for the same 2 weeks. When I told them I would pay through the end of April only if they fixed or replaced the washer, they suddenly said they had "no record" of any emails from me about the washer. That's a lie. 5. They charged me $300+ in fake damage fees. At move-out, I didn't pay their $190 Sweep Program because I barely lived there. I only used the bathroom and the living room. I never used the kitchen, the bedroom, the washer, or the dryer. I cleaned the whole apartment myself, even the rooms I never used. They still charged me $300+ for "damage" to the washer, dryer, oven, microwave, and carpet — things I NEVER USED. How am I supposed to damage a dryer when the washer was too dirty to even run a load of clothes?? Make it make sense. Bottom line: dirty apartment, lazy maintenance, dishonest staff, fake fees. Do not rent here. You will regret it.

Great experience here so far. It's very safe to walk within the community area even at night - common area are very well lit and well taken cared of. Nadia has been super helpful to my roommates and I when we were moving in and throughout our stay here!

Have been living here for two years. Decent apartment and interior, but the security situation of this place has gone down hill drastically in the past year. It's not safe anymore! Bikes and packages can be stolen right outside of your apartment. Update: The security situation has only deteriorated. Underground GATED garage got broken into this morning. Cars got vandalized and properties stolen. The guy at the leasing office is competent and keen to help, but it feels like it's too much work for a single person and they need to take on too many requests.

Beautiful apartment complex, good maintenance services and well maintained amenities. The management also conducts good community events. Internet is covered with the rent, and it works very well. I would have given this complex 6 stars out of five. The only reason I have to give 3 stars is because the water supply here is bad and can cause health issues. If you are moving here, please do not hesitate to get drinking water delivered. I have never had this issue in any other apartment in San Jose before - just a Brita filter used to be sufficient. My health issues went away once I switched to bottled water. When I missed a delivery, the issues came back, so I am doubly sure it is due to the water here. The rent is quite high, they should be providing a basic amenity like good drinking water.
